I have lived at Eaglepointe Apartments for almost 6 years now with my husband and kids. We rent a 3 bedroom/2 bath on the 2nd floor (About 1050 ft squared), and rent 2 garages for a little less than $1100/month.
Good things: Martín, the maintenance guy. He is super nice and helpful. He obviously cares very much about the tenants, including visiting them in the hospital. He is a gift to Eaglepointe and one of the reasons why some tenants stay.
Bad Things: I was harassed for 2 years by my downstairs neighbors because we were "too loud". Every few days, I was getting some kind of notice to correct the noise or vacate. Any noise we made was before quiet hours were over, and it was just normal kid play noise. At one point, I was so stressed out I was yelling at my kids for every little move they made. It wasn't until I threatened to go to the Fair Housing Alliance and file a discrimination suit that the management backed off. Meanwhile, my neighbors were smoking pot in their bathroom almost daily, and the smoke was coming up through our vents, and management did absolutely nothing.
Eaglepointe is "rent-controlled", but they will nickle and dime you for everything. I pay fair market value and receive no subsidy. One annoying thing is the annual recertification and inspections per HUD requirements.
They used have to perks for renewing your lease, like a Costco membership or a carpet cleaning, but nothing now.
Most of my neighbors are nice.
There are parents who don't supervise their kids, and grumpy curmudgeons that can't stand any noise at all. If they don't want kids making any noise, don't rent to families, the end.
The office is hardly ever open anymore, and they never answer the phone. In the past 6 years, we have gone through 4 or 5 managers and 3 owners.
Everything in the apartments are the cheapest of the cheap, and break easily. Baseboard heaters, Box A/C Units.
There is a playground and a gym and a basketball court.
Our garages have been broken into twice and my husband's mother's ashes were stolen and a card collection worth thousands of dollars were taken. The security is not great.
I would NOT recommend renting here.
